I found this guesthouse clean,tidy room, good size, bit expensive. Not sure so many people said negative things.
Proximity to Murrayfield Stadium.
We stayed in room 2 overnight on Saturday 19th November 2016 and this is one of the worst places I have stayed in. I paid £120 for this room and I am disgusted at what I experienced. The room was like an ice cave - neither of the 2 radiators were working. I went to ask a member of staff about the lack of heat at around 2pm and was told the heating came on at 5.30pm but that he would turn it on. There was no apparent difference in temperature by 3.45 when we left. Upon returning at 7, the radiators still had no heat so I went to speak to staff again but nobody was there - it looks like there are no staff on duty in the evening. On top of this, there was a big stain on the side of the bedstead, one of the bedside lamps had the bulb fixture held together with parcel tape and did not work, you could feel the springs through the mattress and the shower curtain was dirty. I could go on but these are the worst points. I will never stay here again. If I could have found a member of staff this morning, I would have told them this personally but nobody was on duty when we checked out.
The room we were in had Blinds but no curtains this allowed the street lights to shine straight into the room. The other room that was booked had curtains. There was also a lot of street noise.
Spacious, pleasantly decorated room, comfortable bed, clean, white, good quality bed-linen and towels.
Paying by cheque, to avoid card fee, was not permitted; this was not stated at time of booking. Having booked two rooms (for two couples), I would have liked them close together, not far apart on different floors. Previous guest's underwear found in shower!
The manager made our stay, could not have been more helpfull. Provided us with breakfast each day although this was not included in our booking, plus a most helpfull attitude.
The tariff was high cosidering the location of the guest house.
This guest house is on main bus routes so getting about is not problem if you do not wish to drive and park in the city. Staff were extremely helpful but not intrusive, Will certainly stay here on our next trip.
Spotlessly clean, comfortable hotel. You enter streetside on the ground floor, and I was a little concerned when taken downstairs, but my single room was bright and cheery as it was at ground level too, overlooking a small garden. Room had a small sink, no ensuite, but toilet and shower were just next door for private use. Breakfast was an inexpensive add-on, continental-style and well worth it. It is about a 25 minute walk to town center but there is frequent and inexpensive bus service along the street in both directions. Very easy access to Edinburgh and the airport. Originally booked for only one night but it was so pleasant, I stayed another. Would definitely recommend.

Close to the centre, very clean and comfortable rooms and quiet. Just that do not see much staff around the premises if you have any questions.Overall would recommend it!

We were in a room below the reception and opposite the (we presume) cleaning cupboard as such, were woken up early by noise on both mornings.
Excellent value for money. Although I have found people to put negative review I on the other hand have found this place to be top value if you not mind The traffic nosie. Thank you to all the staffs for their excellent customer service.

Clean comfortable room
There seemed to be a lot of activity late at night at the guest house & you could hear whenever someone in another room used the shower(4 times after 11:30pm).
Reception only manned for 2 hours in the afternoon. Room smelt damp. Furniture broken and did not match. Very basic accommodation.
Service, access, check in & communication with staff poor/non existent. Decor tired & fitments in need of repair. No breakfast facilities available although ad said menu available.
